Negotiating
Back to Buyer Services

Throughout these negotiations our critical role is to advise and strategize with you in order to achieve the best price and terms for you.

Q: How does Coldwell Banker Residential Brokerage help me?

A: Our sales associates are skilled in the art of professional negotiation and are welltrained at representing your interests. They know how to bring buyer and seller together and know the "golden moment" to close. With Coldwell Banker Residential Brokerage working on yourbehalf, your interests will be diligently promoted, while you are able to maintain your distance.

Q: What happens during the negotiation process?

A: You may either choose to accept a presented offer or make a counter-proposal to the buyer. Similarly, when the buyer is told of your counter-offer, they can accept your terms or make another proposal. Finally, if you and the buyer reach an agreement on all terms and conditions, these changes are added to the contract and resubmitted to you for approval and execution.

Q: How are negotiations finalized?

A: Negotiations are finalized when both you and the buyer agree on the terms of the sale and fully execute a written contract.

Q: How can I, the seller, maintain a strong negotiating position?

A: At Coldwell Banker Residential Brokerage, we recommend you do not discuss the following information with any buyers or other real estate agents.

• Reason for selling
• Urgency to sell
• Willingness to consider an offer less than listing price
• Financing terms you would accept
• Personal property you might be willing to include
• Timing and benefits from your company (if a corporate relocation)
• Any other confidential information
